Aseana City: The Next Generation Metropolis

Envisioned as the ‘Next Generation City’, Aseana City is continuing its prime development with a numerous number of projects. Located at Macapagal Boulevard, Parañaque City, Aseana looms as the next major Central Business District in the country. It is also a mixed-use district with residential condominiums, retail centers and schools. With the country’s rapid economic growth, more and more investments are being poured into the country making Aseana City a perfect candidate to capitalize it’s potential. 

“We’ve learned from the experiences of Metro Manila’s older business districts and been inspired by architects and planners who have been advocating for cities that promote ‘life between buildings’ to quote a well-known advocate,” according to Aseana City managing director Buds Wenceslao.

As a home of development, Metro Manila has been flourishing every year notably the Manila Bay Area. A lot of investment has been made to make Manila Bay into a central lifestyle and business area. Making it a home of the most successful investments in the country, particularly the SM Mall of Asia, being the country’s third biggest mall.

After the Manila-Cavite Coastal reclamation in the 1990’s, half of the reclaimed land went to the government and the other half went to the private sector. The history of this huge project is involved by the reclamation of the Wenceslaos.

By 1991, reclamation works for Aseana has begun. By the year of 2003, it entered it’s first land lease and commenced recognition of revenue from leasing of land to S&R. It also started building its first ever commercial real estate project now as we know the Aseana Power Station Building. It is known for its Mcdonald’s branch as we know it is located in front of the Department of Foreign Affairs.

Moving forward, by the year 2012, Aseana One was completed and it is the first out of four commercial projects by the Aseana Holdings. It is designed specifically to cater the Business Process Outsourcing industry. All of the Aseana buildings were finished by the year 2017 and now also catering the emerging entertainment and business industry in the country. 

As of now, a population of 20,000 is already employed by the three massive entertainment hubs within the area. Foreseeing as an advantage of living in this emerging center near schools and major universities, hospitals, and within commuting distance of the major business districts.

Wenceslao already has twelve finished developments at Aseana City: Aseana One, Aseana Two, Aseana Powerstation, Aseana Town Center, Aseana Square, S&R, Pixel Residences, The Blue Leaf, City of Dreams, Singapore School Manila Motor Image and Hop Inn Hotel. Making it the fifty percent completion of the overall masterplan. 

One thing to surely to look out for is the nine-hectare Ayala Aseana mall, making a spot as one of the biggest malls in the country. Wenceslao added that retailers on the lookout for strategic locations have also realized the potential of Aseana City. Aseana Square, which has 25 units of retail and commercial spaces, was leased out within months.

Up to this date, the master planned community has still around forty percent of its area free from structures. Making it a perfect community because of its amenities like office buildings, international schools, restaurants, residential condominiums are soon to rise. In addition, it will be one of the main gateways to residential enclaves of Cavite with the completion of the LRT 1 extension in 2021 and of the Parañaque Integrated Terminal Exchange.

Currently, Aseana City is surpassing Ortigas among central business districts in terms of land value, real estate consultancy firm Colliers International said. Land value in Aseana is estimated to increase to P248,800 per sq m this year.

“The higher land value of Aseana compared to Ortigas… can be attributed to the area’s proximity to Makati, the presence of integrated casinos and the upcoming developments,” Colliers said in its report.
